Since the tenants moved in around March there have been a number of issues that to me are in the gray area of what should be required by a landlord/property manager.Granted, this is good practice for when I eventually get a rental property of my own...

The PM thinks it isn't real, or unlikely to happen, and we'll be in a gray area of a hold-over tenant that could continue to manipulate the situation to their advantage, and make this whole process even more of a nightmare.One thing - I've done my homework, and the tenant does appear to be not shy of getting contentious.

I have a couple of friends (married couple investors) that have gone with a gray and that looks pretty sharp too. 

And I love the light colored granite and the fact that you didn't paint everything gray.  

I use a gray/beige (it's actually called "Gracious Greige") satin finish on the walls, ceiling white, and ultra/extra white gloss for trim.

But the "gut feeling" thing seems like dangerous gray area legally. 

In a simpler time, before CSC bought out Mac-Gray, the monthly gross collection amounts were consistent for 10 years over two automatic lease agreement renewals.

i forgot to mention one i had a month ago....a family, parents in early/mid 20s. the kids were running around and the front of their shoes were held by gray ductape. we told them that both needed to be on the lease, so needed two applications.he said "why if she does not have a job"?

During a divorce there's a gray period where you're still legally married but living separate lives and you can't control other people's actions.
