Are there any other strategies or angles I could use / take that would allow me to have a fighting chance if I threw my hat in the ring?     

Well I got a call at 3 AM on Aug 1st from the tenants mother (plastic hat in video) saying the house was gone but everyone was ok.

Hats off to you for getting up and getting after it. 

You should put it in a separate account and pay the rent from hat account to yourself each month as it comes due.

I wear several hats to make a living....a couple of which are in real estate.

I dont know the extent of there work that needs to be done but my estimate was built off the amount of work I can do myself on the rehab and hat it would take to get one other apartment fully funtional.

I'm not sitting around wearing a monocle and top hat here.
