If you wait more than a day to react you have already been beat by ten other investors.

As a Gilbert native, I enjoyed visiting the Gilbert REI held last month by @Shiloh Lundahl (free) and best of all, they offered treats.

However as a NC native who works in Residential New Construction as a licensed hvac/r technician I can tell you there is another option to consider.

I won't necessarily believe what they tell me but what I am looking for is how they react and handle themselves to the question/situation.

That said, markets always over-react at the top and bottom so timing might not be perfect, but I am optimistic.

Being flexible with showings will certainly help you build a relationship, also if there is a maintenance problem they will know that you are proactive and will react immediately.Sometimes it’s not you, the property just doesn’t meet their requirements.Getting a deposit during the application process would create tension, personally I don’t recommend it.
