A generic post to help anybody doesn't help anybody because we don't know what you can do and we don't know what you want to do.

and yet too often the QI function becomes simply one of generic paper documentation without crafting a scenario specific to the clients needs/goals. 

I have so many questions I have no idea where to start - I have read on real estate for years, I have a basic understanding of the different ways to invest and earn money, but besides the generic "there are many routes you have to decide what works for you answer", what's the answer?! 

As @Benny Nahmani mentioned, get a title search to see if there are any liens...this could could be just generic language.Also, mechanics liens and judgments would have been wiped out by a proper foreclosure.  

There are so many degrees out there that are too generic and do not remotely guarantee a job after school.
