You'll have better appreciation spread out through multiple buildings, little more more security with a bigger number of tenants, better depreciation (infact i think you have to gain some leverage to actually take advantage of that) and if you're in different markets it helps so you have some diversity with how your properites appreciate.

In addition, with a diverse list, I believe I'll also be using different post cards for these different people and so if I already know that they have an inclination towards a particular problem and that they may want to solve it, I'll have a much better chance at those opportunities to help them as a wholesaler.Looking at my own letter, using the words "I pay FULL price" will give people the impression that I will take their property at retail value, regardless of condition.

I'm not against having a few of these "appreciation plays" in your portfolio, but I would definitely have some diversity and have a few true cash flowing properties that meet the 50% & 2% goals.
