Do you do much investing in Chicago or just in crystal lake? 

In addition, Danny, who is a computer geek of some sort (Sorry Danny, but I do love your story about what drove you from geek-world to flipping) uses his flipping experience to optimize a website for what we all do.....wholesaling, flipping, getting leads...the website is so user friendly it allows you to tailor whatever you want to focus on,wholesaling,  RE selling,,,,and it comes crystal clear videos narrated by you guessed it Danny the ace flipper ;)If BP was amazon, i'd give it 5 stars.Nice addition to BP.

I think it's great that other landlords let their places go - it makes mine look like a palace!

As I said at the beginning of my post, there was a bunch of bad information (much of it blatantly incorrect) in the previous several posts, and I commented on parts of several posts.I have now gone back and looked at the parts that were attributable to you and it is crystal clear that you don't understand operating expenses.

@Crystal Smith the properties I am looking at are just west into Hermosa from Logan Square.

The more crystal clear you are as to expectations, the better.  

There are a whole bunch of vacation rental houses at Crystal Beach Village in Destin and around, that would be grossing way more than what they are, but are "reporting" rental histories of $60K to $70K.

A lot of my friends have now said I have some sort of crystal ball as I predicted this exact thing happening.
