I say shouldn’t, because some carriers or agencies are not well versed in rental properties and rehab properties.

This article speaks pretty well to that point, as well as this definition on the "Vermin Exclusion":http://www.investopedia.com/terms/v/vermin-exclusi...While each insurance carriers' policies can vary slightly from their competitors, in general (without getting into to much boring insurance detail) most policies are based off of an industry standard known as "ISO" (ISO - Insurance Services Office).

Does anyone have any recommended insurance carriers/ agents they work with in Pennsylvania?  

Is your Ohio agent independent with access to multiple carriers? 

@Jonathan Pflueger  Made some calls on this and there IS coverage to be had through secondary market carriers, but it will be a moderately higher premium. 

Hi Matt,In my experience most insurance carriers will cover a newly purchased property for 30 days if they see a signed contract with a roofing contractor.

Or, you could pay a slightly higher premium and use a different insurance carrier.

Some Agents will be able to quote with different carriers themselves which will save you some calling around.Post back here with some details on the quotes you get and It will be easier to give more solid advice. 

It was just passed two weeks ago so the carriers will still need to make the changes to their policy forms and submit them to the State for approval, all of which takes time.
