So, pay taxes regardless of what social security number your employees give you and if you ever get sued by your employee you won't be threatened with having to pay almost $1million for damage the employees sue for  e.g. not paying for their benefits they can't get, anyway, but at least you didn't cheat any government agency and you did pay.

If you come across this situation make sure to talk to local attorney so that you understand your responsibilities in your location.The animal is destructive to the property or displays threatening behaviors that could put other tenants or yourself at risk.The size or nature of the animal makes it impossible to house safely our humanely.

To make matters worse, one of the tenants threatened to kill him, and left the apartment in shambles after leaving a few days before they were about to be arrested by law enforcement for an unrelated serious crime.The takeaway here is that from my limited experience, and the many media articles about mom-and-pop landlords, rent collections from noncorporate entities are probably going to be down.

I've heard of some brokers who make sure the rent and deposit money goes directly to the owner to ensure they are not exposed for trust fund violations which of course can threaten a broker's license pretty easily.

I wouldnt go in threatening law suites but start off by trying to get them and the seller involved....because the seller still has contractual rights with the architect to force his hand because permit drawings are independent of the land owner.
