So, pay taxes regardless of what social security number your employees give you and if you ever get sued by your employee you won't be threatened with having to pay almost $1million for damage the employees sue for e.g. not paying for their benefits they can't get, anyway, but at least you didn't cheat any government agency and you did pay.

I've heard of some brokers who make sure the rent and deposit money goes directly to the owner to ensure they are not exposed for trust fund violations which of course can threaten a broker's license pretty easily.

I wouldnt go in threatening law suites but start off by trying to get them and the seller involved....because the seller still has contractual rights with the architect to force his hand because permit drawings are independent of the land owner.
