Then covered the area with hard plastic and then put lava rocks (They last longer then bark) over the top and now I never have to worry about "landscape maintenance" again.

I'd find a way to move the refrigerator if that's possible.If you use a licensed contractor, get permitted, and have it inspected your insurance company will be much happier.They'll have 2 people with deeper pockets to go after when someone gets fried playing with the panel while standing in water.

Step #1 - Put something (i.e. tarp, drop cloth, plastic sheeting, etc) down on the floor to help catch the mess and make for an easy cleanup.Step #2 - Fill a sprayer up with water and spray it on the popcorn ceiling.

I've also seen faux granite (plastic) in beach condos that look decent, don't know the cost of that option but I think the spray on finish is reasonable...Sorry for the hijack Jeff
