I think it would be best if you could be debt free within the next year or two, then that would allow you to save more cash and go on the offense and now try to bring in some cash flow which would go right to your pocket.

I just did one for a substation on a Florida property and there was some money exchanged and of course the utility company had the obligation to indemnify the owner and had maintenance obligations in addition to keeping the area "pretty" so it wasn't offensive to tenants or prospective purchasers in the future.

@Sumana PotluruNo offense, but "point of view" has nothing to do with someones worth, It has to do with the value they bring to the table.. you are asking a Broker to find you a property that is not on the market and when he does find it, find it at a price YOU can make money on it or be able to increase its value so that YOU can make money.
