However, if you do require those reports, my best recommendation would be to have them order the reports through Cozy, and then reimburse them the $19.99.Cozy is currently set up so renters purchase their screening reports themselves, and then share their reports with their potential landlord to allow self-initiated soft credit checks that don't harm applicants' credit.

But honestly, even when we go into a rougher neighborhood to walk a property we always look to wave to neighbors or what not to show we are of no harm and just trying to improve the neighborhood.

Florida is still doing quite well in terms of migration, so any of those cities will likely do well, but consider the cost of insurance, cost of living (Miami) and weather related events that might be more harmful in certain areas, especially coastal.
