We told them when they moved in that we would be doing that after the outdoor projects were complete- which they are).

Hopefully the property is sub-metered for electric and gas, and maybe even water/sewer, although this is less common, but a lot of times there will still be a "common" electric meter for any common area/outdoor lights and things like that. 

Both properties have outdoor activities that draw visitors to the area.

Janurary (and much of the rest of the year due to amazing out door activities) is booked solid for huge rates due to it being located next to amazing ski resorts.

@Maurice Collier I'd start getting the property rent ready, such as safety things, and perhaps look into some upgrades ... especially dishwasher, washer/dry, new flooring, paint, outdoor space, deck, but it depends a lot on your market, and how much money and time you want to invest.

Next, we begin closing the walls, painting, hard surfaces, and outdoor finishes, beginning with sheet rock.
