I would like advice on what steps to take next.I purchased a single family in March 2019 thru FHA to what I thought was a good deal. 3 BR 1 1/2 bath full basement, separate entrance, sizeable enough to rent or Airbnb.

@Peter Bowen, the property I have in mind is currently a 3 plex with some very unused space in the basement, it currently has a basement unit and two upstairs units however it has I would estimate around 700 sq feet of unfinished basement with a separated back door entrance from the rest of the units.

Additional items off the SOW included sealing up the doors between bedrooms (giving them a single entrance), lay down new flooring throughout (12mm laminate), install a ½ bath, repair cracked areas of the sidewalk, brick pointing, repair and refinish the staircase, side the exterior, support and repair the front deck, and paint the interior, among a number of other items on the 4-page rehab SOW.

Question for all of you regarding what I should do for flooring in a house I am rehabbing for a rental, and targetting the middle to upper middle class of renter.There is a hallway that connects the entrance hall, three bedrooms, the living room and kitchen, and I am having trouble trying to decide what type of flooring to put here, as I want to install something resiliant to wear and water, but will transition nicely (looks) to hardwood, carpet, and tile.Bedrooms will likely be carpet.Kitchen and bathroom will be tileliving room has hardwood that will be refinished.My first thought is that I would use tile for the hallway - the same tile as the kitchen and bathroom.Pros- will tie everything together, and I think it will look nice- will hold up to getting wet by the front door (from snow on boots etc)Cons- it will be heavy on the existing structure (it would probably be fine)- it is cold and hard to walk onThen I thought of laminatePros- quick and easy install- cheaper than tileCons- may not hold up to getting wet by the front door (snowy boots)There is carpet, but I don't think I want carpet by the front door, or in a high traffic area.Then there is vinyl flooring, which would be good for the water and traffic, but doesn't look as nice as tile or laminate (my opinion anyway)Any thoughts?

I cannot tell what condition the porch is in but you could consider restraining it or painting it to brighten the front entrance up.

I have never stayed in an Airbnb/STR where I had to open and close a pool cover so this is all a bit surprising to me. 7 safety measure(1) An enclosure that isolates the swimming pool or spa from the private single-familyhome.(2) A removable mesh fencing in conjunction with a gate that is self-closing andself-latching and can accommodate a key lockable device.(3) An approved safety pool cover.(4) Exit alarms on the private single-family home’s doors and windows thatprovide direct access to the swimming pool or spa.(5) A self-closing, self-latching device with a release mechanism placed no lowerthan 54 inches above the floor on all private single-family home’s doorsproviding direct access to the swimming pool or spa.(6) An alarm that, when placed in a swimming pool or spa, will sound upondetection of accidental or unauthorized entrance into the water.(7) Other means of protection, if the degree of protection afforded is equal to orgreater than that afforded by any of the features set forth above and has beenindependently verified by an approved testing laboratory.
