Hey @Vincent Pecora, you are seeing the weakness of an algorithm left to it's own devices.You can just start looking at each and every listing that is similar to what you are looking at to see what their nightly rate, occupancy and amenities are.

And like I said this is very common in tax sales.. but keep in mind tax sales while you might not get title insurance or the title insurer that will do these is a niche and its super weak insurance.. it does wipe out most of the junior liens.. so its a safer play.. the only ones that can snag it are long gone relatives who can make a claim. ( which this basically never happens)

R-3 is good zoning, although COLA is big and bureacratic, the city's zoning code is not afraid of density whatsoever compared to many other cities with very weak efforts to provide by-right zones that achieve density.
