This might sound crazy but in one bathroom that was a 36" shower pan I took sheets of 4 by 8 Hardie board with the wood grain and I installed it vertical and I sealed everything good with polyurethane caulk and I painted it with oil based paint....flawless...water just beads up and looks seamless...

The land is just sitting there vacant and will require grading, a water meter installation, and septic to be added.

From a bank perspective, yes it is certainly going to be added to the DSCR. 

So most lenders looking at say a $4,400 rent duplex with an $1,840 PITI would not be adding the debt to my DTI but adding $1,460 to my income. 4400*.75-1840=1460I have had rental property for 4 years but only started really pushing to get more in the last year.

Very, very little, this will be added to my 'to-learn' list.

Example: you identify that  no one offers dishwashers in the kitchen, ask why and if it's worth adding and what additional value could it create. another value add might be adding in unit washer/dryers.

I think another criteria should be added to the discussion.
