Right now I'm just wondering where to start this process... is step #1 hiring an architect to design?

An agent came to me with a possible deal in Reading, PA , it is a full gut project. with parts of the house needing a rebuild so, a architect will be involved.

The traditional wisdom is that an LLC taxed as an S-Corp (partnerships/proprietorships can't file as an S-Corp) saves you money when your business income is greater than what your salary would be if you were paid W-2, and an LLC taxed as a proprietor/partnership saves you money when your business operates at a loss and you have other personal earned income streams.The new GOP tax plan for 2018 has largely leveled the playing field by introducing a 20% deduction of business income on your earned income (unless you are a professional service like a lawyer, accountant, or architect).Here's a hypothetical business, taxed two different ways:My LLC earns $250,000 in gross profit.

Luckily, my partner is experienced in this respect as she is an interior architect, who does renovations with investors as her career. 

(I.e Architect, City Planner, GC, etc).

The architect submitted all of the paperwork on my behalf.

I plan to hire an architect but really wanted to make the decision to see if it’s worth going that route or just not doing it at all.

I am an Architect and Contractor who can do work myself or manage subcontractors directly.

@Cindy TansinI'm an architect and even I am about relinquish the design process to save on the costs to put one of those onto my own primary residence.

Do I get quotes from Architect or Structural Engineer?
