Our tenant base is not so dependent (directly) on the oil patch, but I'm wondering about the 'trickle down' effect, IE: good jobs leave the state, so the services they require dry up, causing more job loss, and so on through the market.

I would get rid of the picture frame trim (or whatever that stuff is called), and would spend the weekend patching the walls if I had to.

Of course, to replace means you probably need to install new furnaces and duct work in addition to all of the patching and soffit work that will require.

thanks for replying couple of question 1) do I have to provide all the receipts of painting guy cleainging co. and home depot or just itemized them in the bill .in MD every one charges a deductibe . 2) the tenant messed up the paint in all the rooms then he tried to patched it then he tried to paint but realized that its a lengthy job since every room has different colors I took pic of all the rooms with patches now how to charge him since im planning to paint the entire house and cost me 900 dollars .thanks

@David Dachtera David my point is most of the folks out there and most certainly you.. have no clue as to how much litigation costs.. this is at best a small claims action.whats it going to cost to clean a house broom clean.. couple hundred bucks maybe a1k to patch and paint a few door dings.. now if they took a sledge hammer too it like our beautiful tenants do that would be one thing.I have had client think that the holes were pictures were hung should have been patched and painted LOL.. to the buyer it was a disaster to the seller its normal.you really think the judicial system should be bogged down with HEY my seller left some dog poop in my new home...
