There are many activities that qualify for that time spent: collecting rent, bookkeeping, advertising, maintaining legal compliance, safety reviews, inspections, decorating, tenant approval, contractor supervision, obtaining insurance, paying taxes, and actual hands-on maintenance such as painting, mowing, weed pulling, changing air filters, all count.

I also use this same bank account for other properties which actually makes the bookkeeping even more manually, because I have to specify which transactions go with which property, which can be a headache and error-prone.
