When I mail "D4$" properties I just send what I call a "generic" yellow letter, basically telling the owner:"Hi, I'm a local real estate investor looking for properties in your area, if you've ever considered selling we should talk right away...I buy in "as is" condition so you don't have to make any repairs...call me if you're interested in turning your property into cash."

Here a few ways to find buyers in your market:Find a local REIA group; there will be plenty of buyers therePost ad in Craigslist; can be simple and generic as you having deals available for investorsBandit signs (although heavily debated)Search county records for 'LLC' owners near the properties you have under contractSearch zillow, craigslist, etc for houses being sold by an 'LLC'Call around to landlords and property management companiesIf your deal is honestly a deal, no inflated numbers, finding a buyer will not be hard.

Do I need to change the PW to something generic to prevent possible hacking to other accounts?  

Your generic you owe a $20K hospital bill that has been reduced to judgement lien is superseded by a foreclosure as long as the mortgage the foreclosure is based upon was filed first, which it would be.

While generic lease agreements are easy to find online, they are likely not specific enough to offer you protection.

My letter is a little more in depth than the generic " I want to buy your house" yellow letter but it doesn't say anything about paying top dollar or anything.

You can get generic leases from many different legal forms websites, but we created our own so it would be personalized for our business and properties.
