It is often at this point that whomever was technically first to apply may be revealed to not have the money ready to proceed right then, when the other party does.Beyond that, I'd normally be inclined to go with the couple that has dual income and a more established credit history; however allowing bills of $500 & $160 to go to collections needs to be questioned - and if accepted as tenants, I would require a larger deposit for that reason.

So hang in there, and be patient - the results will reveal themselves to you organically when you are ready for them - whether you expect them or not. 

I totally agree with what your study revealed.  

I had a survey done and it revealed that the prior owners didn't deed back all of the property to Countrywide.

This should reveal the interest of the current owner as well as the interest of any parties holding a security inssturment in the property i.e. mortgage note, contract for deed, etc.  

As an example, on one of my condo listings the buyer's home inspection revealed mold hidden in the walls beneath and behind the HVAC air handler.

I inquired with another agent and he revealed that this particular guy has taken one of his listing and listed it as his own, basically stole a listing.

"I have the title search and  its Deed of Trust reveals that the property  has a note around 360K as of Mar 2012,  and then the owner declared  BK  around Sept 2013, so  my guess the balance must be somewhere 350K
