Judging by the pictures, that looks much more like scrapping fueled by some mental health or addiction related drive rather than outright theft.

I think you'll do a few things by this: 1)Lock in unbelievable rates right now bc of your down payment/cash on hand (which you won't need it all) 2) May catch some appreciation more-so in homes rather than Multi's 3) Potential higher quality/long term tenants 4) Easier exit strategy if you find Landlording is not for you.Just my 2 cents.

Maybe you should tell the HOA that, due to the new rules, you will not be renting your unit but since it is such a nice home you are donating it to a local halfway house to use as they transition recovering drug addicts back into the mainstream.  

It's unbelievable, if I'm reading you correctly, that the wholesaler wanted you to agree to purchase a contract (which is what an assignment of contract is) without actually producing the contract.

I know the easy answer is evict, been there done that, but I don't need a bunch of gun slinging heroin addicts (who by the way don't mind shooting thier guns.) living in my building until an eviction is final.

In NOV 08 evicted 4 tenants. 2 very active drug dealers. 1 heroin addict. 1 old drunk.

Unbelievable, he’s not worried about getting a roof over his head for his fiancés, 2 kids and future baby because I find out she is pregnant), he’s worried about $ for football practice!!!

The deals in this area of the country are unbelievable.

It is so unbelievably easy to lose track!
