I feel this is excellent value for the following reasons:- This has saved us tens of thousands in taxes paid- We were audited by the IRS last year, they represented us and closed the audit with no changes, since they had been handling our taxes for yeasr it was a slam dunk for them- The growing complexity of the tax code is something I neither want to nor am capable of keeping up withThere about 1,000,000 things I'd rather do than prepare my taxes (I'd rather be replacing toilets or getting a root canal). 

Investing where I live and work is exciting for many reasons, financially of course, but also relationally, spiritually, and psychologically to be rooted and invested in a place and to actively promote the well being of that place.

I will be rooting against your buddy...I know in this very long thread I have shared many times about knowing with absolute clarity your WHY. 

If they're pulling up "grass", which is really probably roots, its not a problem caused by the tenants.

But I guess if the cause for the flood was a pipe that burst then the damage ultimately caused by the flooding would be covered as the root cause of the water damage is a burst pipe.

The immediate impact is expected to be negative, but those funds are being diverted to fund public health, education, and community improvement, which is at the root of crime problems. 

General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add) 

I understand doing what you have to do, but to feel nothing is the root as to why this country is in a crazy place right now.
