I can see how leverage would be useful in getting ahead with the number of units I own vs the amount of time I have left on this earth.

Once you nail those down you can move to the other items such as operating agreements and exits etc.Nobody sues going in and the partner is always happy to place money and put it to work.When things go bad they will go to the ends of the earth to to recover every cent possible.If they want to carry debt matters as some lender will lend at a much lower LTV to foreigners unless an owner operator is a partner in the area where the investment is being purchased.Many different types of loans and structures available.

There has never been a situation in the history of earth where a landlord loosened their criteria for a tenant and it worked out.
