Can't blame him though.. who wants to help create their own competitor?

Of course, this is assuming that matching the competitor rental price doesn't leave you in a vulnerable position financially. 

Though it’s competitors are cheaper Godaddy has excellent customer service and TONS of explainer articles.

That one vital step has kept thousands from being our competitors and unfortunately kept them one step away from financial freedom.

Competitors in the area are seeing over 85% average occupancy, which, if I could match, would give the property over a 19% cap rate.One thing I've read that makes sense is that this is a business rather than purely a rental property, I understand that part of it and am willing to take that on, as I think there is significant upside to be had here.

The challenge is... included in this data is your competitors, your mom, people who aren't motivated and may never sell their house who just stumbled on your site somehow, people who already opted into your site and you got their lead, etc.

I stayed on a few of my competitors' properties and the water jug came in clutch.

Are any of your competitors offering Rental Concession, ie..1st month free rent, a free "Color TV", a free "Phone", etc...

Your competitor(s)  lost out on that property because you bought it , but they'll be able to find another investment property elsewhere, maybe next door, a block over or in another city.

Have you vetted out their competitors to see what kind of business reputation they have?
