It was delivered on wheels in two sections, still has the wheels underneath it and I call it a manufactured home because it is definitely not something you can separate back into two pieces easily and move it to a new location.Jack,Let me take a swing a this, first I think your right we need clarity on the lingo and how each came about and the difference between them.Trailer home- Slang, or old for the original homes built before June 1976 on a chassis to no certain build standards, anyone could build one and that was it.

On the face of it, the return numbers themselves don't seem very compelling, but if you're picking up a lot of equity by buying below market, or you have some well-founded reason to believe there will be strong appreciation, then my opinion of the deal might improve.Also, just for clarity, are you assuming 5% each for lost rent and capex, or 5% total?
