There sre definitey options... if youre going to rent out 10 rooms to people you don't know make sure you know head to toe the cost it will take to run the house monthly and make sure you're putting good people in there cause the last thing you wanna do is be fielding phone calls about how someone stole someone else's toothpaste.  

And when i say that i mean securing a contract and then assigning it to to a buyer.

Thanks JonSounds to me depreciation in my case does not help (as I can't use to to offset my W2 income) but it does not hurt either as when I sell because of what you said earilerSo, the depreciation reduces your basis, increasing your gain.

My first couple RE plan to to be lower cost (test the waters, then go bigger).

Now i don't share this to brag but to state that if you work investors in your area it will allow to to create a consistent amount of business.

But that should drive you harder to to reach your goals that much quicker!

@Jon Mccarthy As to your original question, of the two options, I like using the HELOC to pay off your debt and NOT using it to to buy investment property.
