This process also allows you to patch holes if you also want to change the size/placement for pulls and knobs.

Cheap labor often requires more oversight.A tenant turnover that has taken good care of the unit is nearly $1k (patch pin holes and touch up paint, steam clean carpet, seal grout/granite, toilet flaps, clean drains, misc).

Another time, a noticed a square cut out from a wall, patched back, spackled, but not painted, He explained he was hanging a panting on the wall, felt a nail hit a pipe inside, cut the wall open to inspect, noticed a dent in the pipe, cut the section out and welded the replacement in, closed up the wall, and the wall will be painted".

Also, the current tenant's cats have clawed up all of the corners and we will have to patch and repaint when she moves out.

What the owner I managed for did, was he used the same color paint for all his properties, and when a tenant moved out, he'd just paint from the floor up to wherever he had to do any patching for nail holes.

I ripped up the old laminate flooring and when it came time to install there were cracks in the concrete sub-floor--it appears there was some patch work done--that looks to be the result of asbestos.I'm looking to see if anyone has encounter a problem similar to this in the past and see what options I have.Any thoughts or insight would be greatly appreciated.
