A LLC is simply added unnecessary protection.

Rents are trickling in for May, despite the courts being closed, despite the governor's well-publicized, completely unnecessary proclamation encouraging not to pay rent for 3 months. 

That might be a hands and knees exercise, but will save you unnecessary labor and expenses.

My feeling is that if a wholesaler truly has a deal, a nonrefundable deposit is unnecessary and redundant.

The tenant signs the forms, your fax it in, and poof it's perfect..The only thing is don't send forms in early in case new tenants doesn't move in.. then to change back is more unnecessary forms.
