@Joan Garcia Hernandez - include cost to raze the property and soft costs to permit a new build with of course your hard costs to build. 

I also no longer own the asset and need to foreclose in case of default.If exiting during a soft or stagnant market, I will consider SF I am sure.  

However, assessing the acquisition + soft costs + required utility site prep + foundations is where the profitability of a spec build gets eaten alive.  

It maybe hard, but its possible to do a "soft" major (e.g. english, psychology, etc) and wind up making lots of money.You can still become a doctor, work on wall street, etc. 

Not even with California's soft, weird, and over the top disclosure laws would disclosing neighbors parties, or low conventional appraisals make any sense..  

Preparation and hardness of the enamel (paint) used are very important. if your contractor uses something like Behr interior semi gloss the paint is so soft that the cabinets will stick and fail much sooner.
