Hi Nils,I am born and raised here in Georgia and have lived here all my life.If you are talking residential houses to buy and hold as rentals that market in many parts of Georgia is saturated now.

Dearborn is a great place to invest but it is currently very saturated with buyers and the prices are very high.

In the short term I might be helping out a fellow investor, but in the long run the market is going to get saturated and everyone is going to start finding less deals because the competition will be so high.

But then they mentioned they are waiting for leads.... and I figured the problem may be saturation.

Yeah, it sounds a little to saturated.

Apply that money that you would be spending on a new car to marketing your self as a new agent in this already saturated industry/ markets.People are more interested in the service that you give, they will be more inept to work with you if they know you are hard working and are working towards a goal.

I would consider flex space or some kind of commercial, residential is over saturated 

Disney was on my list but figure it was too saturated already.

It’s true the area is saturated with investors, but like someone above said, having someone with the right contacts and who is constantly looking deals, you’ll have no issues picking up a deal if you’re patient.
