I routinely drop 5 to 10 pounds turning around a unit, especially on a big summer paint job....it is like real estate Cross Fit or something, all kinds of lifting, bending, etc...welcome...

We did not check for open orders from the city prior to closing, but we called the city when we took over and they made it just seem like it was a routine house in need of repair.

We routinely see a home that rents for $1300+ go for 1150-1200 in the winter and take longer to get a tenant at the lower rate.

Same routine as a bank if they are actually foreclosing.

This would include routine inspections, obtaining and qualifying tenants, managing tenant issues and routine maintenance, making mortgage and insurance payments, locating qualified vendors for repairs and capital improvements, then coordinating, monitoring, and paying them.

Of course, there are also routine capital type projects, like replacing a roof or painting a building.
