So far I've just been using my own judgement on what they are worth (I am not a real estate professional) by looking at comparables in my region.But then, I was thinking that businesses look at their valuation annually, and I'm wondering if I should do the same.

I would bring two copies (one for you and one for the judge) of any agreement regarding the commission, texts and call logs you shared with the clients, anything that helps prove you are owed a commission.The real hassle though is that even if you win, your clients could still refuse to obey the judgement.

You definitely want your property to come vacant in the summer (easier to rent)Don't let the girlfriend sign off, she will be liable too should you need to file the judgement.

My opinion is this might encourage people to fake falls and injuries to get a judgement brought against them.  

Remember as an investor, you can't let emotions get in the way of your better judgement.

Get a Warranty Deed-Without a title policy or title search you have no idea what if any liens are on the property or any judgements against the current owner. 

Property going to sheriff sale for judgement amount that is first mortgage in line including the taxes the bank has been paying.

From outside would be a coin toss but since the tenant is obviously lying you have to make a judgement call.

When done correctly the Land Trust will shield the property from liens, judgements and lawsuits.
