@Matt Hoyt Nobody here seems to be bashing CA returns, I have explicitly stated several times that there is money to be made in CA and that this thread is not expressing otherwise.I did respond to one poster saying that his cash flow returns were probably not as great as a like for like area in Memphis.

I'm asking because it would, of course, be cheaper to keep that HELOC money IN the HELOC until we are sure we're going to make a (likely all cash) purchase.

That's exactly my point.Plus, it should be obvious--especially during the economic conditions of today--that plant closures, layoffs, and other job related changes (like relocations) are affecting small and large cities alike--albeit not necessarily to the same degree.

The new asset must be a like asset, in other words real estate can only be swapped for real estate not commodities or equities.
