They're much more expensive than in other beach destinations like in the Riviera Maya (Playa del Carmen, Tulum).Contrast that with Cabo, who has been popular for decades growing by leaps and bounds as it gets better and better. 

Any folks out there in the community have STRs in the Destin/Miramar Beach areas?

Hi I am looking to connect with other STR investors in the Miramar Beach / Destin, Fl area. 

I thought of Palms of Destin as it is in my price range.

Personally, I think a lof of the vacation destinations have become oversaturated which is driving occupancies and daily rates down.

Curious to hear about your State or other luxury destinations? 

The first tenant (probably within 3 months) that stops paying, takes you 3 mo to get them out, court/attorney fees, furnace/hot water heater moves with them, damage to the property, cost to renovate, lost rental income while you pay a note - if you do not have the reserves to withstand this type of setback you are destined to fail. 

I am closing on a 2/1.5 condo in Destin Florida next week and closing has eaten up all my capital. 

Remember, success in BRRRR investing is a journey, not a destination.

I love Destin and want to own there.
