I think there is potential here -though in the thread above there are a # of naysayers but if one listens to all the negative people a guy won't get much accomplished - most of the potential is in rehab on one property/getting fully leased, another property possibly tearing it down or doing major renovations and changing it's use to highest and best, one property is somewhat of a trophy in my eyes - it needs nothing done to it.  

I called exterminator and we were ok with small damage areas and no longer active. 2 times we purchased the week of Christmas.

You investing in an index fund or the stock market gives you no more or less power than a three year old who received gifted shares for Christmas.

Appreciation gets me equity...which is a trophy, and not usable for my purpose.

Just the thought of getting into managing real estate investments and getting into myself gives me goosebumps and excites me like a young boy on Christmas!
