Personally, I'd wait to remodel until right before sale so you can advertise it as newly done and also potentially save yourself the headache of repairing when tenant ruins the cabinet drawers (makeup stains, hot curling iron burns, even had spilled cleaners that sat and damaged inside cabinets).

We are rehabbing the properties, Ironically I got the properties through a wholesaler, actually somebody that we are involved in a current deal with.Generally, for REOs dealing with the listing agent is the way to go, or more specifically before it is actually listed :) The REOs have gotten thin so finding them is tough right now, but I do have a couple agents forwarding pre-listed deals.If you were in a buyers market, you could work through a buyers agent, they would have to be really aggressive and willing to continually submit offers on first day listings, and expired listings,etc.

FNMA REO 4plex.Previously owner completely vandalized all four units, removed all wirings, copper pipes, broken off cast iron drains, all windows, mirrors, tiled surfaces destroyed.Interesting that the original owner actually owned two buildings, both 4plexes, next to each other, let's call them building A and building B.Building A was listed with one realtor, at a reasonable price.

It's quite ironic to think that I would be applying to work with the "competition" in my city but then again, is it really competition if we can all offer value to one another.
