I have used all the brands I mentioned and the one I currently own and use everyday is the M18 fuel 18-Volt Lithium-Ion Brushless Cordless Hammer Drill/Impact Driver Combo Kit. it is expensive but it is one of the toughest, longest battery life and most powerful combo I've seen. 

Why  well Dad is Japanese was a Billionaire got hammered int the Japanese melt down of mid 90s' and instructed the family and family trust that if you pay cash U can't lose your properties.. so thats what they have done all these years.. and you really can't argue with that if you have the cash and don't care about leverage.. thats the long term safe play.  

In fact, the two of you could walk into a title company hammer out the details have the title transfer docs drawn up and close without a purchase agreement if you didn't care about financing or due diligence.Our industry wasn't built to help farmer Bob sell the back 40 to his nephew. 

I hope our positive attitude sticks and we don't get tired of swinging hammers...

LolSomeone once told me cops are a hammer and they see everyone as a nail.

(We are doing our best to catch up, though.)My advice is to hammer out everything with your parents before you buy.

It hurts us to think that people that don't have enough money to pay the rent would need to pay these extra fees but we've discovered that if we don't wield "the big hammer" rent becomes a low priority in their financial lives.
