Beyond the legal formation make sure you like your partners, get along with them, and have the same vision and goals in mind. 

This is why we are back into 1920's economic vision.

First item of importance on this conversation, it crosses lines of 2 economic factors, with the added fun of Gov. actions as a 3rd force factor, and this is why 99% of people get it wrong as they get tunnel vision on just 1 segment and disregard the relation between all of them as a whole.

Write Prop Mgmt Co. slogan, mission statement and vision statement.I have some rough drafts for each of these and will test them with all of you to see if they convey the message I want them to!

However, glad to see another architect who jumped out from the tunnel vision that so many of us fall in...there's definitely a balance worth striving for.
