Now, if you are doing new construction, then yes, an average price per SF for the size of your home in that area will get you darn close, but on a rehab, only twice a day which is the only two times a broken clock is correct.Think about it, two identical houses with same square footage on same street, yet one needs new roof, new plumbing, and foundation repairs while the other does not.

I am sure if you have properly capitalized the LLC, have operating agreement, minutes to meetings, management contract and all other required documents, they why get separate EIN (its free after all). 90% of LLCs don’t follow the other required rules to create its separate identity, so initially opening bank account with SSN is very normal.

A trust would be a wise move as well, if you're very concerned about your identity, but I would start by ensuring all the LLC info was buttoned up and minimize (eliminate) interaction with the tenants.
