Sheetrock taping/compound is days to complete, not done within a 5 hour window alongside the whole rest of the project.I would be very leary on what this guy plans to actually do.

Not to mention the power of compounding interest....Lastly, simply elect for a shorter term when you get the mortgage if you want to pay it off faster.

You do not want to compound your troubles by cleaning the place up and getting it ready for the next tenant, and have this tenant come back and declare they had a 90" TV, designer clothes, etc in the house that you took.

Since you will do double the work having 6 - actually, it's just incremental, because there's a baseline of work in owning any rental and extra work is really not compounded, so it's not *really* double - you might as well do less work and have the same money.

Only appreciation has the compounding effect that creates wealth over time.However, appreciation does not come with the high degree of certainty that comes with cash flow and an investor has be prepared for appreciation simply to not happen or for property values to decrease.
