Especially skiptrace the buyers who bought from your competitor (New Western) or other wholesalers because they understand the non-refundable EMD game already.The idea that people have to give non-refundable EMD before being able to inspect the deal is also just not true.

So from rent levels, to property prices, to repair expenses, to debt service, to what competitors are offering, to tenant underwriting, everything has to be 1. verifiable and 2. from credible sources, tax records, inspections and/or professional opinions.

I know I wouldn't which is why I have no concerns or desire to pay anything extra towards a mortgage considering the fact that it holds a cost much less than what I can make by investing that same cash into any number of other assets.Paying cash to acquire places you in a very strong position over other competitors, if you have the means to do that and get that cash back quickly, great.
