"Take your time, think alot" (that is an old Cat Stevens lyric) and go out and study your market super closely, look at the closest comparable units, exactly what they have in terms of amenities, their condition, and look at their price and everything they include.

I made a soft/rough offer and feeling nervous about it and wanted to see if anyone had any insight.It was difficult to pull comps because of the uniqueness of the property but the closest I could find were 3 properties that sold in the last month and were all 6-families that sold for roughly $600k all of which had 3br/3br/2br type setup.The subject property has 5 two bedrooms, 2 studio's and the commercial unit.

The property is a block from the closest metro station and my most recent and best comp was purchased for $530k and in three months sold for $1.3M one block away.

And income/expense estimates from brokers almost never include vacancy, cap-ex, legal, management, etc.50% rule is closest to my personal experience where I have multi-family units are not separately metered and I pay most/all utilities.

so the closest i can do is refinance, pull some of the cash out to invest elsewhere, or sell and pay capital gains on the part I am not occupying (capital gains exemption on main residence is just like in the USA)
