HIre a bookkeeper, you can hire one for $100/mo +/- and they do it all for you. 

We figured it best to create a separate bank account from our personal account for tax purposes, bookkeeping, etc. 

@Jason SungIts fine to use personal bank accounts if you are holding the properties in your personal name.Instead of budgeting by account, budget via some bookkeeping... 

They have been able to handle all of my real estate related bookkeeping and tax needs.

Hire support for that manager (1-2 leasing assistances and/or book keeper, a maintenance coordinator and 2 full time in house handymen)3.

He does most of the labor, I do all the designing / bookkeeping and painting.   

It is all a matter of bookkeeping, but it is really important to have it done properly to avoid piercing the veil.For different reasons that I have explained in many other posts, in my own situation, I prefer to add in the mix a land trust that will directly own the property (ie the one on the warranty deed).

Your PM should be a partner that allows you to scale, has the local network to make your life easier, and provides better bookkeeping/reporting than you can do yourself.
