Great post Collin,I will only add in something concerning CAP rates and value.The income used is called net, though most people would just take the gross and subtract out everything paid out to get to the net number- in fact you do not count principal or expenses (and if your looking at someones books- you do not count capital improvements).

Hi Micki,Thank you for the reply - I think you're right, there isn't really any benefit to jumping from section to section as I might lose the thread of information already covered.I personally am working on the license to help my aunt and uncle sell their home (Fort Collins area), boost my real estate learning and build additional capital outside of my day job that I can use to invest.

Weather is still causing delays in lot development in Collin County.I would not be surprised if Princeton runs completely out of lots again.Of course, the weather will event change and builders will get more lots and the shortage will not last for ever.The developers are learning.
