I am in a high property tax state so if I did a long term rental I’d probably look in Arkansas and do a property management company

However, where I invest (Arkansas) I look at commercial multi-family because the value isn't in the dirt and I can force appreciation through nudging rents up overtime.

We ar super excited and I’m already looking for our next STR opportunity but with this latest deal my DTI is getting too high for my traditional lender to give me a loan for the next one.  

My goal is to purchase a duplex (or possibly tri/fourplex) with an FHA loan as my first home and live in one of the units here in Fayetteville Arkansas.

The property is located close to Little Rock, which is an area that is experiencing growth in Arkansas.
