& YES I would have a hard time parting with the 0.025% Interest on the escrow account.Last one did an excellent job until he walked away from $6,700 & all he had left was the following for the OP.Basic 3 wood 'contractor' rear steps, gutters & down spouts, audible alarm on grinder pump, 2nd coat on front door & pillars, wiring etc from panel to late a/c install.

All new carpet, coated all of the walls AND the subfloors with three coats of KILLZ oil based primer. 

The capper, so to speak,  was to spray every square inch of the interior with two coats of Zinger BIN Shellac using an airless sprayer.

If I have one receipt that covers multiple houses, I'll break it up by Class -- assigning the correct amount to the correct Class (house).If an invoice covers multiple trades, I'll break it up as much as reasonably possible, though I try not to go crazy (if a painter gives me a bid for two coats of paint, I won't break it up into two line items :). 

Drywall everything above that with a no mold ,water resistant sheetrock and paint it with a couple good coats or three of good enamel paint to keep moisture away.Best part of a demo to the studs is you can replace wiring,drain plumbing ect as well as upgrade to a modern light/vent that is ducted all the way outside and insulated to prevent condense inside.

Put an attractive top coat of paint of the walls and ceiling.

If the cabinet bottoms are still ratty, either cover with a stick-on vinyl or a coat of quality latex enamel once clean and dry.

The one on the left enters directly into the dining room, while the one on the right enters into the living room with a coat closet right there upon entering.  

Porch all fixed up and exterior paint complete plus roof coated, primed and painted.
