Reality is water& sewer is going to be an ongoing thorn in your side, just the reality of it in MN as utilities will let them rack up insane bills which if you don't monitor them, will be found after a tenants move out.

You could assign spaces but that could get more involved to monitor..

Most of our clients used to self-manage, but they have careers and other obligations and they aren't in a position to take phone calls, quickly respond to inquiries, monitor rates, etc.  

This will cover 99% of propect work schedules4) Self-Showings - easiest, but potential security problems - suggest using Ring or Simply Safe type systems to monitor comings/goings and that they locked doors on exit and didn't leave a window unlocked for later burglary.

This is an easy way to monitor compliance.

After that, maybe a smaller fee because you still have to monitor the situation on a daily basis.

jwilson,if you are still monitoring this post at all....When you say in your original post you are approved for 80% of appraised value is that 80% of the current value in current condition?

2) Ring does not allow the ability to reconnect remotely, I have to do it when I am at the property, which renders remote monitoring useless.

They are all ok.The house I am in now has a gas heating, and I bought the monitors to ease my mind.
