I'm starting to think cozy might be a better option.

Just curious if Cozy, Venmo, or other 3rd party services are going to see an improvement, or is it only banks?

I looked at Cozy but there ach payments take 5 business days to process unless you pay a fee for express service.

I liked the comprehensive review of on-line Property Management services (showing the fees) offered on AccidentalRental.com - specifically the chart comparing features of:  Cozy, Rentulations, Tenant Cloud, and turbotenant. 

It seems like your not really in favor of dmm however, Im just starting out and don’t have that enough amount to start on ppc or facebooks ads coz I heard its a little bit costly than ddm.

I am setting up Cozy right now and using myself as a test environment to see what my tenants' experiences will be, and the matter of rent amount came up.

Is there zoning on land outside of town centers that would prevent subdividing in some cases, or is zoning typically confined to the more populated areas?

If you're using cozy they have a pretty good maintenance request feature that way they don't have to bother you every time something breaks.
