For medium amounts of leverage (60-80%), there is a big difference in CoC based on type of loan chosen.

@Lynn Kropa we already offer online options, but not one single tenant has chosen this option since we started offering it in January.  

I have chosen to let her stay and pay full market rent and deal with the rehab someday down the road when she finally leaves rather than terminate, rehab, be vacant for a month, and hope for someone better.Keep your standards up for all tenants and do regular inspections.

If there is not an attorney who only does real estate transactions, make sure your chosen attorney is very familiar with what you are planning to accomplish.
