For this rent value you'd want it to be something like $170k and lower OR have a much higher appreciation rate (which is akin to gambling and not investing since it is a bet on something happening in the future in order to make sense as an investment).Surely the NET rent is what is taxable.

for STRs i automate the initial booking message, a msg a few days before, a msg with their checkin instructions the morning of, a msg 24h after arrival, a msg the night before checkout, and a msg a few hours after checkout. in doing so, you'll never have to manually reach out unless they have a problem/question. the key is write your automated messages so they sound authentic and friendly, anticipate the guest's needs before they can ask questions, and constantly tweak your process if you find that you're still having to answer the same Qs over and over.
